Buying a home, step by step.

Your first home or your fifth. Here's the order I'd do things in, with a checklist for each step. Tell me how you earn and the advice adjusts.

How do you earn?

Step 1 of 5 · Three to twelve months before you shop

Know your numbers.

If you're buying in the next year or so, your write-offs matter. Write-offs that save you on taxes can shrink the income a lender counts. Don't change how you file just to qualify. But talk to your tax preparer before you file, and I'm happy to join that call.

Then run the readiness checker or book a 15-minute call, and I'll tell you how a lender is likely to see your income.

Buying a rental

A DSCR loan looks mainly at whether the property's rent covers its costs, not your personal income. A conventional investment loan can work if your income documents already do. Short-term rental rules vary by city and building, so check before you count on that income.
