What are you trying to do?

My specialty

Self-employed and business owners

Your tax returns aren't the only way to show what you earn.

Write-offs that save you on taxes can shrink the income a lender counts. I read your returns the way an underwriter will, then we pick the path that fits how you actually earn.

What sounds like you?
  1. How it works

The lender uses your personal and business tax returns, usually your net income after expenses, not your gross sales. Some write-offs that aren't money out the door, like depreciation, can often be added back.

    Keep in mind

Most lenders want two years of self-employment on your returns and usually average your income over that time.

  2. How it works

Instead of tax returns, the lender looks at the deposits in your business or personal bank statements over a set period to figure your income.

    Keep in mind

A non-QM program with different terms and requirements than a standard loan. It isn't right for everyone, and I'll walk you through the tradeoffs.

  3. How it works

The lender looks mainly at whether the property's rent covers its costs, so your personal income matters less.

    Keep in mind

For investment property only. Different terms and requirements than a standard loan.

Purchase

Buying a home

Your first home, your next one, or a second home.

We compare programs from many wholesale lenders through Edge Home Finance, LLC, instead of offering one bank's menu. Pick what sounds like you to see where to start.

What sounds like you?
  1. How it works

The most common home loan, following Fannie Mae and Freddie Mac guidelines. It works for a home you live in, a second home, or a rental.

    Keep in mind

With a smaller down payment, expect mortgage insurance until you build more equity.

  2. How it works

Your interest rate never changes, so your principal and interest stay predictable for as long as you have the loan.

    Keep in mind

You give up the flexibility of an adjustable rate in exchange for certainty.

  3. How it works

The rate is fixed for an initial period, then adjusts on a set schedule based on a market index.

    Keep in mind

After the fixed period, your rate can go up as well as down.

  4. How it works

Conventional programs with low down payment options and more flexible guidelines, sometimes paired with a homebuyer education course.

    Keep in mind

Some programs have income limits or other rules that depend on where you're buying.

  5. How it works

Grants or second loans from state, local and lender programs that can be combined with your mortgage.

    Keep in mind

Each program has its own rules, income limits and eligible areas.

  6. How it works

For loan amounts above the conforming limit, which is set each year. Lenders look closely at credit, savings and income.

    Keep in mind

Expect more documentation than a standard loan.

  7. How it works

Insured by the Federal Housing Administration, with more flexible credit guidelines. Low down payment options are available.

    Keep in mind

FHA loans include mortgage insurance premiums.

  8. How it works

Backed by the U.S. Department of Veterans Affairs. Low down payment options are available for eligible borrowers.

    Keep in mind

You'll need a Certificate of Eligibility, and we can help you request it.

  9. How it works

Backed by the U.S. Department of Agriculture for buyers who meet the program's income limits.

    Keep in mind

The home has to be in an eligible area, and income limits apply.

Refinance

Refinancing

Change your loan, or put your equity to work.

A refinance only makes sense if the numbers do. I'll show you the costs up front so you can decide.

  1. How it works

Replace your current mortgage with a new one with a different rate or term, without taking cash out.

    Keep in mind

Closing costs apply. Before you decide, we look at how long it takes to break even.

  2. How it works

Replace your mortgage with a larger one and receive the difference in cash at closing.

    Keep in mind

You're borrowing against your home, so it should be part of a plan.

  3. How it works

A streamlined VA refinance, usually with less paperwork than a standard refinance.

    Keep in mind

It has to leave you better off, for example with a lower rate or a more stable loan.

Investment property

Investors

When the property does the talking.

Rentals, a growing portfolio, or a project. We look at how the property and your income fit together.

  1. How it works

The lender looks mainly at whether the property's rent covers its costs, not your personal income.

    Keep in mind

For investment property only. Short-term rental rules vary by city and building, so check before you count on that income.

  2. How it works

A standard loan for a rental property, using your income and the property's rent.

    Keep in mind

A rental is underwritten differently from a home you live in.

  3. How it works

Short-term financing for the purchase, and often the renovation, of a property you plan to sell.

    Keep in mind

A business-purpose loan with its own terms, handled with an Edge Home Finance, LLC specialist.

Equity

Home equity

Borrow against the equity you already have.

Keep your current mortgage and tap your equity, or replace it with something more flexible.

  1. How it works

A line of credit secured by your home. Draw what you need, when you need it, and you're charged only on what you use.

    Keep in mind

The rate is usually variable, and your home secures the line.

  2. How it works

A one-time lump sum as a second mortgage, so you can keep your first mortgage as it is.

    Keep in mind

It adds a second loan secured by your home.

  3. How it works

A first mortgage that works like a line of credit, linked to an account for everyday money, so deposits reduce your balance right away.

    Keep in mind

Works well if you keep a positive cash flow every month.

Renovation and construction

Building and renovating

Buy a fixer-upper, renovate, or build new.

Finance the work along with the home, so you aren't juggling separate loans.

  1. How it works

Finance the home and the improvements in one loan, often based on the home's value after the work is done.

    Keep in mind

Contractors, bids and inspections are part of the process.

  2. How it works

An FHA renovation loan that rolls the cost of repairs into the mortgage.

    Keep in mind

FHA rules apply, including mortgage insurance.

  3. How it works

One loan and one closing that cover both the construction and the mortgage.

    Keep in mind

Plans, builder approval and a construction schedule are part of the file.

Specialty

Specialty loans

For situations most lenders don't cover.

These programs are handled with an Edge Home Finance, LLC specialist. I stay involved and make the introduction.

  1. How it works

Turn part of your home equity into cash while you keep ownership of the home.

    Keep in mind

It's a loan, and the balance grows over time. You still pay property taxes, insurance and upkeep.

  2. How it works

Financing for properties used for business, handled with an Edge Home Finance, LLC commercial specialist.

    Keep in mind

Business-purpose loans have their own terms and requirements.
